The Energy Performance Diagnostic (DPE)
The DPE or Energy Performance Diagnosis is a document prepared by a certified professional. This document which serves to estimate the energy consumption and gas emission rates and effect of your housing. This document must necessarily be integrated into the document. to the technical diagnosis file. You must hand it to the buyer if you are selling your property or to the tenant in case of lease. He must be prepared and executed by an expert and be compliant with the regulation in force.
This document MUST be executed and prepared by a certified professional diagnostician.
The person itself must be certified and not her/his company
This document should contain ( among other things):
- The precise characteristics of your accommodation as well as the descriptive of all heating equipment.
- Specify the quantity of annual energy consumption (by equipment type)
- Quantity evaluation of gas emissions effect in KgCO2/m² by an.
- Housing classification.(label&Energy) as above.
- Recommendations for improving energy performance
- Several other Information such as: aeration, ventilation conditions,information on renewable source energy produced, maintenance certificates, etc etc
- Information about the aeration or ventilation conditions of your dwelling, accompanied by recommendations for improving these performances
Good to know:
- The landlord of a dwelling with an F or G energy label can no longer increase his rent between two tenants beyond the reference index of rents (IRL). And this, even if you have done some work before renting it out, or it is manifestly undervalued.
- As of January 1, 2025 :It will no longer be possible to rent class G accommodation
- As of January 1, 2028 :It will no longer be possible to rent class F apartments
The DPE is legally opposable
